7.5.2 – Preventative Maintenance Plan
Standard: There shall be a comprehensive preventative maintenance plan to provide periodic, scheduled inspections, assessment and repair, and replacement of infrastructure, systems and assets. This includes certifying, checking or testing for optimum operation based on applicable industry standards, local guidelines, city requirements and/or manufacturer’s recommendation for maintenance and replacement of parks, with the intent to ensure that park assets are maintained for optimum use and safety and have the ability to reach or extend its full life cycle and expected return on investment.
Suggested Evidence of Compliance: Provide the preventative maintenance plan and examples of detailed preventative maintenance programs for identified parks, recreation areas and facilities with special attention given to playground equipment, aquatic facilities, pedestrian pathways, building infrastructure and other high impact assets, along with copies of completed, recent inspections and safety checks for a sampling of facilities/areas.
COMMENT: EOC 8 and 11 – Interior Building Inspection Sheet and the Leak Monitoring for Tibbetts Brook Park Underground Tank are from 2019. Please provide more recent examples.

REVISED AGENCY EVIDENCE OF COMPLIANCE:
Narrative:
Facility staff adhere to the PRC Preventative Maintenance Plan for specific routine tasks necessary to preform including frequency, efficiency methods, and material supplies needed. Examples of this are fire prevention, and playground and interior buildings inspections. In addition, there are annual maintenance tasks performed by contract, and specific jobs performed by the PRC General Maintenance Division.
Other documents give preventive maintenance guidance to staff including dam inspections, underground storage tank leak monitoring, and aboveground fuel tank inspections. The PRC Administrative Manual: Section 414 Safety and Loss Prevention Program and Section 415 Safety Policy and Procedures give further direction on preventive maintenance planning.
The ongoing and annually updated PRC 5-Year Capital Projects Program takes into account roof replacement, storage tank replacement, upgrading of electric, mitigation of erosion and drainage problems, restoration of buildings, and new facilities to name a few.
